| A HUD home is a property where the owner defaulted on an FHA loan. HUD pays off the lender and re-sells the home usually at a low price. Conditions vary from almost new to needing some repairs. Buyers can view a copy of the inspection report before making an offer. Owner-occupants (those who intend to live in the property for at least 1 year) have priority in bidding. Cash investors are better off bidding on county tax foreclosures.  How to buy a HUD home:1) Contact a registered HUD agent to make an offer on a home. 2) When your offer is accepted, you will need $1000 earnest money to secure your home. 3) Plan for your lender needing about 35 to 45 days to close.
