What's going on with the Austin Market

Austin Downtown   Early in 2010, Austin housing prices and volume were stable compared to a year ago. In June, the median sales price jumped 3% to a record of $202,800 (see chart below)1 primarily  due to the Tax Credit and availability of Jumbo Loans. For more on this see Did Austin housing prices really set a record in June 2010?

   In the summer of 2010, sales volume for lower priced homes is slightly down while the number of buyers for more expensive homes is slightly up compared to a year ago. Combined, these factors have caused the median housing price in Austin to reach a record high in June.  

   Somewhat contradictory, official statistics show we are in a buyer's market with over 7 months of inventory.  We are seeing most sellers make cosmetic updates before lisiting and they are more willing to pay part of the buyer's closing costs.  In some areas, homes are selling at a steady pace, while in others it's taking longer to find the right buyer. The Austin housing market is an indicator of how resilient the local economy has been during the global recession.  

Should you sell or buy right now?
